If you decide you wish to rent one of our properties, we will require references/Credit check.
In addition to the rental required, you will need to pay a security bond and a small administration fee prior to your moving in.
The whole process normally takes less than a week. Your contract will typically be an Assured Shorthold Tenancy, and you will sign an agreement for a minimum of 6 months. We will be happy to provide you with a Tenancy Agreement in advance.
Your Deposit will be registered with a Government approved protection scheme – which safeguards and resolves any disputes that arise when you move out.
Insurance policies designed for tenants are available that protect your contents and your deposit against damage claims. The cover can cost as little as £9 a month and it protects the landlord's fixtures and fittings (important when considering your deposit).
The Inventory and Schedule of Condition
You will be required to check through and inventory of the property on the day of move in with either ourselves or the landlord.
You should take great care when checking and agreeing the inventory.
Tenants Obligations
The tenants are obliged to maintain the property at all times and to take all reasonable precautions in terms of security and in the winter months to prevent pipes from freezing. Further obligations are confirmed in the Tenancy Agreement.
Utilities
When the lease is signed, it is the tenants responsibility to advise the utility companies of their tenancy and to provide appropriate meter readings etc.
Notes
The tenant is responsible for Council Tax and the television licence. Tenants are responsible for insuring their own belongings during the tenancy. In the event of any damages or faults occurring at the property, the tenant should notify North West Property Lettings.
